Water Damage

Category 1 Water

Water originating from a sanitary source that poses no substantial risk from ingestion, inhalation, or contact. Broken supply lines and tub overflows with no contaminants are typical. Category 1 can deteriorate to Category 2 or 3 as time, temperature, and contact with soiled materials change its condition, so the classification is reassessed rather than assumed.

Category 2 Water

Water containing significant contamination with the potential to cause discomfort or sickness if contacted or consumed. Discharge from dishwashers or washing machines and toilet overflow containing urine but no faeces are common examples. Category 2 escalates to Category 3 with time and temperature, which is why response speed changes the scope of work.

Category 3 Water

Grossly contaminated water that can contain pathogenic, toxigenic, or other harmful agents. Sewage, rising flood water from rivers or streams, and wind-driven rain from hurricanes are typical sources. Category 3 work requires containment, engineering controls, and respiratory protection, and porous materials contacted by it are generally removed rather than dried.

Class of Water Intrusion

A measure of the evaporation load a drying system must overcome, distinct from Category, which measures contamination. Class runs 1 through 4 and rises with the amount of wet surface area and the porosity of the affected materials. Class 4 denotes deeply held or bound water in low-permeance assemblies requiring specialty drying.

Psychrometry

The study of air and water vapor mixtures, and the arithmetic every drying plan rests on. Temperature, relative humidity, dew point, and specific humidity together determine whether air can accept more moisture. Readings taken inside the affected area, outside, and at the dehumidifier outlet are what show a drying system is actually working.

Grain Depression

The difference in specific humidity, measured in grains per pound, between the air entering a dehumidifier and the air leaving it. It is the most direct field indicator that a dehumidifier is removing water rather than merely running. A collapsing grain depression signals either a drying environment approaching goal or a failing unit.

Bound Water

Moisture held within the cell structure of a hygroscopic material rather than sitting free in its pores. Bound water leaves far more slowly than free water and governs the tail of a drying job, where hardwood, plaster, and dense assemblies stop responding to airflow alone and need lowered vapor pressure to continue releasing moisture.

Secondary Damage

Damage caused not by the initial water contact but by elevated humidity afterwards: swelling, delamination, finish failure, corrosion, and microbial growth in materials the original release never touched. It is the damage a drying plan exists to prevent, and it is why the affected area is defined by moisture readings rather than by the visible water line.

Mold & Abatement

Containment

A physical barrier system that isolates a work area so contaminants released during removal do not migrate into occupied space. Built from sheeting, framing, and sealed entry, and held under negative pressure relative to surrounding areas. Its integrity is verified by pressure differential, not by appearance, because a taped barrier can still leak badly.

Critical Barrier

Sheeting installed over openings such as doors, windows, vents, and penetrations to seal a work area from adjacent space before any disturbance begins. Distinct from the containment walls themselves, critical barriers close the paths contaminated air would otherwise take, and they are typically the first control installed and the last removed.

Encapsulation

Application of a bonded coating over a treated surface to lock down residual material after cleaning and removal are complete. It is a finishing step, never a substitute for removing contamination, and applying it over material that should have been removed conceals a problem rather than resolving it. Product selection follows the substrate and the exposure.

Clearance Testing

Independent post-remediation verification that a work area meets the criteria set for release, typically combining visual inspection for dust and debris with sampling. It is performed by an assessor rather than the firm that did the removal, which is the separation that gives the result its value to a building owner or insurer.

Dwell Time

The period a disinfectant must remain visibly wet on a surface to achieve the kill its EPA registration claims, also called contact time. It is set by the product label, not by convenience, and it commonly runs several minutes. A surface wiped dry before dwell time elapses has been cleaned, not disinfected.

Fire & Smoke

Hydroxyl Generator

Equipment that produces hydroxyl radicals using ultraviolet light to break down odor compounds. Its practical distinction from ozone is that it is generally used in occupied space, which lets deodorization run alongside other trades rather than shutting the area down. Treatment is slower than ozone for the same odor load.

Ozone Generator

Equipment that produces ozone to oxidize odor compounds. Ozone is a respiratory irritant and a regulated air pollutant, so treatment is performed in unoccupied, secured space and the area is cleared and aired before reoccupation. It is fast and aggressive on heavy odor loads, which is exactly why access control matters.

Thermal Fogging

A deodorization method that heats a solvent-based counteractant into a dense fog whose particle size approximates smoke, so it follows the same paths smoke took into cavities and porous finishes. Performed in unoccupied space with ignition sources controlled, and used after cleaning rather than as a way to avoid it.

Air & Filtration

HEPA Filter

A filter meeting a defined minimum efficiency of 99.97 percent at 0.3 micrometers, the particle size hardest to capture. Efficiency is a property of the tested filter and its seal, so a HEPA filter installed in a leaking housing does not deliver HEPA performance. Rated filters are individually tested and labelled.

PPE & Safety

Assigned Protection Factor

The workplace level of respiratory protection a properly functioning respirator class is expected to provide to a trained, fit-tested wearer. A half-mask air-purifying respirator carries an assigned protection factor of 10, a full facepiece 50. It expresses the class of respirator, not the filter, and assumes the seal is verified.

Fit Test

A required protocol confirming a specific make, model, and size of tight-fitting respirator seals on a specific person, performed before first use and at least annually. It is distinct from the user seal check performed at every donning. Facial hair along the sealing surface defeats both, regardless of the respirator selected.

P100 Filter

A particulate filter class rated at least 99.97 percent efficient and approved for use in oil-containing atmospheres, the P designation meaning oil proof. The number describes filter efficiency only. Overall protection also depends on the respirator facepiece class and on a verified seal, which is what the assigned protection factor expresses.

Competent Person

A term of art in OSHA construction rules for someone capable of identifying existing and predictable hazards and who has authorization to take prompt corrective measures to eliminate them. Both halves matter: recognizing a hazard without the authority to stop work does not satisfy the definition, and neither does authority without the competence.

The schedule in OSHA respirable crystalline silica rules listing specified construction tasks alongside the dust controls and respiratory protection required for each. Following an entry fully relieves an employer of separate exposure assessment for that task. Deviating from the listed control means falling back to measured exposure assessment instead.

Self-Retracting Lifeline

A fall arrest connector containing a drum that pays out and retracts lifeline under light tension and locks on rapid extension, limiting free fall distance and arrest forces. Selection depends on anchorage position, required clearance below the walking surface, and whether the application permits leading-edge use.

Bloodborne Pathogens

Infectious microorganisms present in human blood that can cause disease, the hazard class governing trauma and biohazard cleanup. The standard requires an exposure control plan, engineering and work practice controls, appropriate personal protective equipment, and hepatitis B vaccination offered to employees with occupational exposure.

Environmental

HAZWOPER

Hazardous Waste Operations and Emergency Response, the OSHA standard governing cleanup of hazardous substances, operations at treatment and disposal facilities, and emergency response to uncontrolled releases. It sets training tiers by role, and the training level a worker holds determines what part of a release response that worker may perform.

IDLH

Immediately Dangerous to Life or Health, an atmospheric condition posing immediate threat to life, irreversible health effects, or impairment of escape. An IDLH atmosphere is a stop condition for ordinary response: it requires supplied-air respiratory protection and specifically trained personnel, not upgraded filtering respirators.

Safety Data Sheet

The standardised sixteen-section document a chemical manufacturer supplies describing hazards, handling, protective equipment, and emergency measures for a product. Under the Hazard Communication Standard it must be readily accessible to employees, and its hazard and physical-property sections are what drive protective equipment selection during a release.

Sorbent

Material used to recover a liquid release by absorption into its structure or adsorption onto its surface. Product families differ by what they take up: oil-only sorbents repel water and float, universal sorbents take up most liquids, and hazmat grades are formulated for aggressive chemistries. Recovered sorbent becomes waste carrying the hazard of what it holds.

RCRA

The Resource Conservation and Recovery Act, the federal framework governing hazardous waste from generation through transport, treatment, storage, and disposal. It is what makes used sorbent, contaminated debris, and recovered product a regulated waste stream with determination, labelling, accumulation, and manifesting obligations attached to the generator.
